Rental Marketing

As soon as your home is ready for lease, Dillabi Properties will advertise it on several popular websites and share it on social media. Plus, we’ll post it on our website and even put a sign in the yard! We’re here to broaden your property’s exposure while minimizing vacancy periods.
Rent Collection
Tenants can pay their rent electronically through Buildium, a user-friendly software that caters to property owners' and tenants' needs. They also have the option to pay with an ACH transfer from their bank account or a credit card. This makes the rent collection easy for all parties involved. Tenants know they are expected to pay on time. If they don't, we enforce the lease agreement accordingly.
Inspections
We conduct annual inspections on the interior and exterior of your California property. After the inspection, we send a comprehensive report to the property owner outlining a suggested list of recommendations and future budget considerations. These recommendations are tailored specifically to each property. This can help to increase the longevity of your home.
Maintenance
We believe that prompt maintenance and repairs to your property are critical aspects of achieving tenant satisfaction. Tenants can inform us about maintenance issues by sending a request through Buildium. Once we receive the request, we spring into action by scheduling an appointment to assess the situation and determine the best course of action.
Tenant Screening
It’s important to choose responsible tenants to reside at your California home. That’s why we have stringent standards that all applicants must meet. Our team also assesses applicants’ credit reports, eviction reports, criminal histories, and employment verification. Once the requirements are fulfilled, one of our team members will personally meet the prospective tenants at the property.
Enforcement
At the start of the tenancy period, our team members clearly outline the tenant's lease terms. We'll hold discussions with tenants to allow them to voice their questions or concerns. This helps to mitigate the risk of having issues in the future. In the unlikely event there's a tenant who does not comply with the rules, we’ll promptly take action to rectify the issue.
